We are now able to carry out Asbestos Surveys in Sussex, Kent, Hampshire, Surrey and London, through our sister company Bright Property Consultants Ltd.
Asbestos Registers are a Legal requirment in the UK.
Under The Control of Asbestos Regulations 2006 all Non-Domestic property in the UK, built before the year 2000, must have any Asbestos Containing Materials (ACM's) indentified in the building, and managed.
Does the duty to manage asbestos affect me?
Yes, if you are responsible for maintenance and repairs. You are a ‘dutyholder’ if:
1. you own the building;
2. you are responsible through a contract or tenancy agreement;
3. there is no formal contract or agreement but you have control of the building;
4. in a multioccupied building, you are the owner and have taken responsibility for maintenance and repairs for the whole building?

What buildings are affected?
  • All Non-Domestic buildings, whatever the type of business.
  • The common areas of residential rented buildings, e.g. halls, stair-wells, lift shafts, roof spaces.

We can provide you with the following types of Survey :
Management Survey

The objective of this survey is to undertake a Management Survey of the premises.
This is to identify, quantify and provide a risk assessment of those Asbestos Containing Materials within the building, that are specified within the Control of Asbestos at Work Regulations 2006, i.e. sprayed coatings, textured coatings, thermal insulation, insulating boards and cement products.

The Health and Safety Executive has published a document entitled HSG 264 ‘The Survey Guide’, which details an explicit duty to manage the risk from Asbestos Containing Materials in premises.


Refurbishment and Demolition Survey

The objective of this type of survey is to identify, quantify and provide a risk assessment of those Asbestos Containing Materials within the building which are specified within the Control of Asbestos at Work Regulations 2006

There is question of balance to be achieved in acquiring sufficient information to manage the risk associated with presence of Asbestos within the fabric of a building, and the degree to which damage and disruption is caused to both the fabric of the building and to the operation of your business.

This level of survey is required prior to any demolition or major refurbishment/alteration project.
Where the client has commissioned this level of survey, the information should be used with caution and it should be used as a basis to re-inspect concealed areas (floor spaces, cavities, ceiling voids etc.) that may need to be exposed as part of the enabling works process during any major construction works.
